The real estate market in Mentor in 2017 has been very good. Especially for the sellers. We have seen years of a buyers market and it has now turned around to be a sellers market. Homes in certain price ranges have had very short market time and ranch homes are in high demand.
The most important advice is to prepare your home for the market. This could include having a home inspection done prior to listing to take care of the repairs. A repair in the buyers’ eyes is always more expensive than the actual repair costs and may cost the seller the sale. Have your home cleaned, as curb appeal is also important, and make sure to declutter. The seller is planning to move in, so consider pre-packing. And the last is to be honest with the State of Ohio Disclosures.
For the buyers, they need to be pre-approved and work with a Buyers agent. In this market they need to be prepared and have an agent that knows the market. In the price range of $170 to $250 they need to move quickly. They will not last. Also have an agent that can explain to them and make them comfortable with multiple offers.
The home styles of course differ with the age group. However, we’ve seen a trend towards brushed hardware, fixtures, and appliances. The flooring is clean and easy to take care of. Buyers are still looking at either hardwood flooring or a look alike that will give them durability and easy maintenance. Today’s home buyer is all about durability and ease of care.
